Selecting the ideal Commercial Energy Performance Certificate Assessors for you can be hard. With many differing options available, narrowing

The actual energy efficiency rating is a measure of a dwelling's overall efficiency. The higher the rating, the

be able to find a registered individual for you. When selling a property
in the UK, it is now a legal requirement to have a valid EPC in place
before the marketing of the property begins. Your EPC needs to be
ordered before you begin to market your home, and therefore available to
interested buyers as and when required. An EPC is broadly similar to
the labels provided with domestic appliances such as fridges and washing
machines. They provide a rating of how energy efficient a building is
by giving it a rating between A & G, where A is very inefficient.
The idea being that tenants can use an EPC to make informed decisions on
which property to rent based partly on their likely fuel efficiency.
Here is a little update on the Energy Performance Certificate (EPC).
Landlords should note that if they purchase a premises that is subject
to existing tenancies and holds a sub-standard EPC rating, they will be
able to register a six-month exemption in order to give them time to
bring the premises up to the required energy efficiency standard. This
gives purchasers some well needed breathing space to assist with their
portfolio management strategy. All non-domestic EPCs must be carried out
by, or under the direct supervision of, a trained non-domestic energy
assessor, registered with an approved accreditation body. The Department
for Levelling Up, Housing and Communities (DLUHC), formerly the
Ministry for Housing, Communities and Local Government (MHCLG), has
arranged for a publicly accessible central register.



There’s no ‘pass’ and ‘fail’ system for EPCs – only the grading of your
property’s energy efficiency from A-G. However, if you’re renting out
your property, it must have an EPC rating of at least E to be legally
let. The Energy Performance of Buildings Directive (EPBD) of 2002
requires that all existing Domestic & Commercial properties that are
to be sold, rented or leased require an EPC or Energy Performance
Certificate for the property. Additionally, for new housing a SAP
calculation or Standard Assessment Procedure is required and for
commercial properties a BRUKL Report or Building Regulations UK, Part L
(or SBEM Calculation) is required. The commercial EPC site survey is a
non-intrusive assessment where the assessor will gain all the
information he needs to complete the assessment with minimum disruption
to you or your staff or processes. EPCs are valid for 10 years and can
be downloaded from the EPC register. It is in the interests of both
landlords and homeowners (especially those who plan to sell their
property at some point) to continue to improve the energy efficiency of
their properties to achieve a higher rating where necessary. While the
minimum energy rating is currently E, this is likely to change in the
coming years, as the government strives to reduce carbon emissions
through improving the energy efficiency of properties. A team of Energy

Energy Performance ChartThe intention is that an EPC is not required for non-domestic buildings and
buildings that are ancillary to a dwelling that are stand-alone having
an area less than 50 square metres (for instance a stand -alone retail

deciding factor as part of a grant scheme approval and, if a certificate
has expired – its current shelf-life is 10 years – a newer EPC will
better reflect current fuel generation practices and costs. So, it is
fair to say that EPCs have, over the years, focused people’s thinking
about the profligacy of our energy use, and it is worth considering
other ways of moving the little green arrows of current and potential
consumption from G up towards A. EPCs are derived from a non-invasive
survey and for insulation to be included in the assessment there must be
evidence that it is present. This evidence can be either visually
confirmed by the assessor or by documentary evidence of specific works
relating to the property being assessed. This means that if insulation
has been added but there is no access for the energy assessor to inspect
it nor documentary evidence that the work has been done, it cannot be
included. In these cases the level of insulation is assumed from the age
of the relevant part of the dwelling. This applies to roof insulation,
floor insulation and wall insulation. It’s evident that a range of
options are available when it comes to improving the energy efficiency
of your home. From the hassle-free and cheaper options like switching to
LEDs, to the more costly but effective methods such as replacing an old
boiler, there are routes to energy efficiency everywhere you turn.
Whichever you choose, you can always find a way to slash your energy
bills and create a cleaner, more energy efficient house. For now,
government estimates show that around 18% of commercial properties are
in the EPC ‘F’ and ‘G’ rating brackets, with 80% to 90% of London’s
stock currently rated ‘C’ or below, leaving it open to devaluation by
institutional investors in the future. A well-thought-out strategy
appertaining to epc commercial property can offer leaps and bounds in improvements.

You will require professional advice if you are looking into a considerable
improvement of your commercial EPC rating or commissioning an initial
EPC for your commercial premises. Unlike a domestic EPC, obtaining of a

Energy White Paper highlights that by 2030, it will be unlawful to let
commercial property with an EPC rating below B. The Government have set
this target in its efforts to tackle climate change and reach net zero
emissions by 2050. A solid understanding of non domestic epc register makes any related process simple and hassle free.

Landmark RegisterFrom 1st April 2020, landlords who rent out a property with an EPC rating of
F or G can now face a civil penalty of up to £5,000 for non-compliance
with the government’s new Domestic Minimum Energy Efficiency Standard
(MEES) regulations. EPC stands for Energy Performance Certificate. It’s
an official document required by law for any building in the UK to be
bought, sold, or rented, and it reflects the energy efficiency of a
building. A trained and registered EPC assessor collects information on
heating systems, insulation, windows, etc. This information is
calculated into a score, and you’re given a rating between an A
(highest) and a G (lowest). A good EPC rating will vary depending on
your circumstances. For example, for buy- to let landlords, you are
required to make sure your property has a rating of at least E or above
prior to taking on any new tenants or renewing existing contracts. The
responsibility of ensuring an EPC is obtained falls on the property
owner or landlord. The tenants of a rented property are not responsible
for providing and paying for them. If the property is managed by an
agent, the likelihood is that they will take care of all aspect of the
EPC and arrange an assessment. It is important that EPC legislation is
adhered to as enforced by the Trading Standards Department of the Local
Authority of the property in question. A domestic energy assessor will
visit your property to carry out a survey to begin the process. This is
usually a brief visit, depending on the size of the dwelling in
question. They will take measurements to produce a simple floor plan of
the property, take some photographic evidence of things like insulation
and the heating system, and make notes ready to enter this information
into a government-approved software package. You may be asking yourself
how does a commercial epc fit into all of this?

The Standard Assessment Procedure (SAP) was designed and developed by the
Building Research Establishment for the Department of the Environment in
1992 as a tool to help deliver the UK Government’s energy efficiency
policies. SAP is based on the BRE Domestic Energy Model (BREDEM), which
provides a framework for calculating a homes energy consumption. An EPC
is a rating system that tells you how efficient your home or business
premises is. The system rates the building from A (very efficient) to G
(inefficient) and tells you whether a building may need additional
updates to make it energy efficient, such as double glazing, additional
insulation, etc. It’s important for potential buyers or renters to see
this information, as a property with a low rating may require expensive
renovations to bring its score up. Alternatively, they may be put off a
property altogether if the energy running costs are going to be high.
The ratings for non-domestic EPCs are standard so the energy efficiency
of one building can easily be compared with another building of a
similar type. Non-domestic EPCs also include a recommendation report
advising property owners or occupants on cost effective ways to improve
its energy efficiency. For rental properties, the energy rating can help
rent out your property. They indicate to a prospective buyer or tenant
how energy efficient your home is. It should also provide information
that may help to reduce the running cost of the property. Other than
avoiding hefty fines, improving the EPC ratings of buildings has many
other benefits. With a better EPC, spaces have reduced energy
consumption, therefore reducing heating and electricity bills and the
impact of high energy use on the environment. An energy efficient space
is also far more marketable to tenants as the space will be warmer, more
comfortable and have the green credentials which remain key factors in
